JOB SUMMARY

The purpose of this position is to direct and oversee the facility maintenance management and safety programs for a facility or assigned region(s) and manage performance metrics in accordance with account KPI's (Key Performance Indicators). Oversees the performance of subordinate managers and technicians in the areas of operations and maintenance of mechanical, electrical, plumbing, and other facility equipment and systems



ESSENTIAL DUTIES AND RESPONSIBILITIES

Manages account programs for a region aimed to ensure safety and compliance with national, state and local codes and regulations. Examples include fire and life safety, environmental, or industry/client specific third-party compliance standards such as JCAHO, ISO 14001, cGMP, etc.
Assists in the development of operational service delivery solutions to include documented playbooks, account operations plan, etc. Monitor¡¯s effectiveness of maintenance efforts for facilities within a region as assigned, ensuring work is completed in accordance with account KPI¡¯s (Key Performance Indicators).
Assists with new/existing regional outsource provider service contracts and ongoing administration of the RFP process to ensure best pricing and service level performance. Responsible for client account inspections for a regional area: a campus or multiple facilities.
Document¡¯s inspection report results and rectifies any issues, concerns, etc. with client. Administers and manages client account energy management initiatives for a region: a campus or multiple facilities, including ongoing evaluation of utility consumption rate structures, implementation of cost reduction programs, and assimilation of data for inclusion in benchmarking database.
Oversees account regional site operations and new projects. Identifies capital improvement projects and conducts cost analysis utilization in preparation of capital budgets.
Develops and maintains positive relationships with clients. Conducts client meetings, communicates to clients regarding regional facilities performance. Manages facilities staff to deliver expected service levels to the client within the prescribed budget. Develops policies and procedures to ensure that client contract specifications are fulfilled
Communicates to clients regarding property profiles, emergency preparedness plans, site inspections, facility audits, work order progress reports, and other related reports. Manages the operations and maintenance of facilities within a region
Other duties may be assigned.



SUPERVISORY RESPONSIBILITIES

 Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination.
Effectively recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labour, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviours that are consistent with the company's values.


Qualifications

Associate degree or above in related field (facilities/property management, business administrations etc.)
3~5 years in people leadership position mandatory (position entails managing employees in both Korea and Japan)
At least 6~8 years in overall experience, preferably in Facilities Management and/or Operations
Excellent command of the English&Korean language, ability to fully function in a business environment
Open and willing to work across regions
