Capital Markets - 물류 임대팀은 어떤 팀인가요? 물류 임대팀은 고객과의 긴밀한 협의를 통하여 물류 부동산 임대차 전략을 수립하고 최신 시장 정보 및 데이터를 적극 활용하여 고객이 부동산 임대차 관련 의사결정을 보다 정확히 내릴 수 있도록 전략적인 자문 서비스를 제공합니다. 임대인의 자산가치 극대화를 위해 시장에서의 자산 위상 제고, 폭넓은 국내외 임차인 네트워크를 기반으로 한 마케팅전략 수립, 효과적인 마케팅 툴의 개발, 임대차 계약 관리 등의 서비스를 제공하고 있습니다. 임차인에게는 임차인의 요구 사항에 대한 면밀한 분석, 부동산 시장 조사, 최적 입지 선정, 임대료 분석 및 임차 전략 수립 및 임대차 계약 조건 협상 및 계약 체결 등 임차인의 물류 자산 임차와 관련된 다각적인 서비스를 제공하고 있습니다. JOB SUMMARY - Primarily involve in leasing activities for logistics industry, representing tenants to provide services requested. - Grasps needs of tenants and provides them with information on leasing availability, current market conditions and property values - Prepares Request for Proposals and reviews RFP responses. Analyzes data and prepares real estate reports on average asking rents, tenants in the market, historical data and market comparisons. - Prepares offers, term sheets and lease amendments - Gathers and coordinates materials necessary for transactions - Make full commitments to enable execution of leasing agreements - Builds good relationships with current and prospective clients - Develops clients using different means, including cold calling ESSENTIAL DUTIES & RESPONSIBILITIES - Secure business opportunities by reaching out to new clients through extensive and diverse marketing activities. The activities may include giving around cold calls and making cold visits to potential landlords at logistics facilities; and to potential tenants at 3PL, e-commerce and manufacturing companies. - Produce and maintain systematic databases to effectively manage information of clients and properties related to leasing services. The databases may include templates to manage tenant clients’ information (business profiles, leasing terms & conditions and durations, etc.) and other templates to control landlords’ information; property details, listings, and rent-rolls, etc. - Constantly obtain the latest, up-to-date information on logistics leasing market trends, average rents and escalation rates of major areas, particularly in the Greater Seoul. - Prepare and submit proposals, teasers and leasing flyers to tenants and landlords, the essential documents to facilitate leasing propositions. - Produce legally binding materials that are necessary for effectuation leasing business services, such as service agreements, leasing agreements etc.
QUALIFICATIONS - 3년 이상의 관련 업무 경력 - Fluent English & Korean - 물류 및 오피스 해외 임차사 Tenant Rep 관련 경력 우대
